How much debt is too much debt when applying for a mortgage 😕⠀
Two key ratios that all home buyers should know. The banks will be looking at both your GDS and TDS ratios to help determine how large of a mortgage you qualify for! ⠀
These are called debt service ratios. ⠀
GDS: stands for gross debt service ratio. This number should be less than 32% (max 39%). ⠀
Add together the potential mortgage payment + property taxes + heating costs + 50% of condo fees. Then divide by annual income. ⠀
TDS: stands for total debt service ratio. This number should to be less than 40% (max 44%). ⠀
Take all those housing expenses from GDS and now also add credit card interest on debt outstanding + car payments + any other loan expenses. Then dividend by annual income. ⠀
Most of the mortgage affordability calcuators should do this automatically for you, but some are simplified just based on income. Make sure you're using one that asks for all of this info!⠀

The focus here is the thighs🦵🦵. It's too bad that I didn't really take a good picture from the beginning of my legs.
My main focus has always been the belly and losing weight, but lately I realize how strong and skinny my legs have become!
I went from size 30+ pant to size 24, it feels so good to fit into those pair of jeans I have always wanted or wearing a dress without thinking much how my legs look.
I remember the first 3 weeks into exercising (left pic) I literally have issue sitting down at the toilet because they hurt so much or walking down the stairs, I screamed evey step I took.
Even though it hurt, it felt sooo good! Now, I don't get those crazy soreness anymore, I wish I still do because I was so proud of it. 😂😂

Employment expenses (like union dues) get claimed on line 212 ✅ . Licensing exam fees can get claimed as part of the tuition tax credit.
These are expenses you paid so you can do your job. Like union dues, professional board dues, professional membership dues or professional liability insurance (if legally required).⠀
To claim it, you can't have been reimbursed by your employer!
In the case of union dues (likely the most common), the total $$ of union dues you paid for the year will show on your T4 slip in box 44. Many software programs will automatically claim this deduction for you as long as you entered it in under your T4 information (SimpleTax does this). Be careful not to double claim it! ⠀

Despite all the rain in the last couple of days high water levels have subsided a centimetre or two. They must be letting more water through the dam on the French River. Despite that docks remain submerged and shoreline damage to boathouses and property is significant. The problem is compounded by wakes from passing boats.
The pictures included were taken this morning (May 20th) at Lakair. You can appreciate how easily docks, boat houses and shoreline can be damaged by boat wake when you see the photos. Let's hope the ministry restricts boat travel on the Lake until water levels subside. In the meantime a message from Lakair to all those who enjoy the waters of Lake Nipissing or the West Arm....
