You need to bring in at least $180,709 a year to afford the median price of $937,800 for a home in 78746, according to a Business Journals analysis of home-value data and mortgage rates in more than 15,000 ZIP codes nationally.
78746 includes parts of West Austin, Rollingwood and West Lake Hills. Austin's next four priciest ZIP codes were 78703, 78730, 78731 and 78733. Austin's housing prices are much lower than urban centers on the coasts. However, they've been steadily rising in recent years — climbing more than 60 percent since 2008, according to data from Independence Title.
It's getting harder to afford a starter home in Austin, Trulia reports, and Wells Fargo Senior Economist Sarah House recently warned housing prices could weigh on the growth of the Central Texas economy.
The Austin-area ZIP codes with the lowest minimum annual income needed were all outside of Travis County — in Granger, Cedar Creek, Smithville, Lockhart and Luling, according to the Business Journals analysis.
Indeed, while the rising home values in Austin proper reflect the area's robust economy, it's also contributed to displaced residents and gentrifying neighborhoods in other parts of the city.
The Business Journals determined each neighborhood's minimum salary threshold by applying prevailing mortgage rates to a hypothetical home buyer scenario that included the following:
a 10 percent down payment applied to the area's median home value, prevailing mortgage rates for conventional and jumbo loans, a monthly mortgage payment of no more than 30 percent of the buyer's pre-tax income.
